Prepare Your Listing
This guide is designed to help you prepare your property for a professional photoshoot. Following these simple steps ensures your property looks its best and is ready to impress potential buyers.
High-quality, professional images are among the most powerful marketing tools when selling a home. These tips will help your listing stand out and attract more buyers. Reducing clutter makes spaces appear larger and more inviting, allowing buyers to envision themselves living in the home. By removing unnecessary items, you create a blank canvas for their imagination.

Checklist
Imagine the feeling of walking into a clean, inviting space, like a five-star hotel—this is the impression we want your buyers to have. Professional photography will capture even the smallest details, including dust, water stains, or smudged mirrors. If time is limited, hiring a cleaning service the day before the shoot can ensure your home is perfectly prepared.
Kitchens
- Put away or remove old small appliances.
- Store dishes, pots, and pans out of sight, or arrange them neatly if visible.
- Remove small decorative items, such as fridge magnets.
- Wipe down all surfaces to eliminate food stains or spills.
- Stage your kitchen island or dining table with plates, cutlery, and glasses to create an inviting atmosphere.
Bathrooms
Make sure all bathroom counters are clean and clutter-free, with toiletries neatly stored out of sight. Adding fresh towels and ensuring the mirror is spotless will help make your bathroom look its best.
Bedrooms
Make the bed, fluff the pillows, and clear any clutter from bedside tables and dressers. Neatly arranged spaces make the room feel larger, more organized, and welcoming.
Living Rooms
Clear out any unnecessary items or personal belongings. Arrange the furniture to showcase the room’s layout and maximize its overall appeal.
Additional Tips
Here are a few additional tips to get your home ready for the photoshoot:
- Not Always A Pawsitive: Hide pet items such as toys, bowls, and leashes, as they may distract or discourage potential buyers.
- Cord Management: Visible cords can make spaces look cluttered. Unplug unused electronics and conceal wires whenever possible.
- Honey-Do List: Address small issues like chipped paint, dents, or loose baseboards. Even minor imperfections can be noticeable in photos and affect impressions.
- Closets: An organized closet is a selling point. Remove unnecessary items and arrange the remaining clothes by category and color for a tidy, magazine-ready look.
- Lights, Camera, Action: Ensure all light bulbs are working and match in color temperature to avoid uneven lighting in your photos.
- Green Thumb: Tidy up the exterior by hiding garbage bins, raking leaves, trimming trees, mowing the lawn, storing gardening tools, and wiping down outdoor furniture.
- No One’s Home: On the day of the shoot, park vehicles out of view so buyers can more easily imagine themselves in the space.
